As part of our continued growth, we are seeking a highly skilled and experienced Asset Manager to join our team. The successful candidate will be responsible for overseeing the performance and growth of a managed portfolio of commercial real estate, spanning Western Canada.

Reporting:
This position reports to the Senior Director, Asset Management. 
 
Key Responsibilities:
Asset/Investment Management:
  • Manage a portfolio of commercial real estate assets, including office buildings, retail centers, and industrial properties;
  • Develop and implement comprehensive asset management strategies to optimize property performance and maximize returns;
  • Collaborate with leasing teams to identify and pursue leasing opportunities, negotiate leases, and manage tenant relationships;
  • Oversee property management activities, ensuring adherence to best practices, annual plans and maintenance requirements;
  • Evaluate and recommend capital improvement projects to enhance property value and meet market demands;
  • Conduct market analysis and stay updated on industry trends to identify opportunities for enhancing asset value;
  • Monitor and evaluate the financial performance of each asset, including revenue, expenses, and leasing activity;
  • Build and maintain strong relationships with key client contacts;
  • Assist in the acquisition/disposition process;
  • Recommend and assist with financing where required;
 
Financial, Management and Client Reporting:
  • Prepare, analyze and review all quarterly financial and management reports on a timely basis;
  • Review and approve quarterly appraisals with a keen eye for detail;
  • Prepare, analyze and interpret financial statements, agreements and related documents;
  • Review & approve lease agreements with focus on risk mitigation;
  • Review & approve budgets, annual plans and capital expenses;
  • Gather data and prepare lease assumptions and capital budgets;
  • Work with internal teams (Property Management, Accounting, etc.) to analyze and report year to date revenue and expense variance; summarize Accounts Receivables; summarize monthly activities including leasing; etc.
  • Direct communications with Clients, Owners and other stakeholders;

Requirements:
  • 5-7 years of relevant experience in commercial real estate or related role;
  • Bachelor's degree in finance, real estate, business administration, or a related field.
  • CFA (Chartered Financial Analyst) or CPA (Chartered Professional Accountant) designation is preferred but not required;
  • Excellent understanding of financial concepts related to real estate investments and commercial leasing, with a specific focus on appraisal and valuations;
  • Strong business writing and presentation skills;
  • Proven ability to understand, interpret and analyze financial information and market research data;
  • Ability to meet time sensitive deadlines on multiple projects simultaneously;
  • Proficiency in Excel is required, as well as demonstrated ability to create and run financial and other complex reporting as required;
  • Yardi experience a strong asset;
  • Proficiency in ARGUS Enterprise or other real estate valuation and analysis software.
  • Proficient with full Microsoft Office Suite (Word, Power Point, etc.);
  • Detail orientated;
  • Hold a valid driver’s license.
 
Working Conditions:
Traditional core office hours are Monday to Friday 8:00 am to 5:00 pm, with the option to work remote one day per week. Work may require occasional weekends and/or evenings. Periodic travel may be required.
